Electrical Equipment Safety Inspection
Electrical testing is often overlooked by homeowners and landlords alike – even though domestic electrical devises are often more cheaply produced and more frequently used than their commercial counterparts. In fact, unsafe electrical installations cause more than 750 serious accidents and 12,500 fires in British homes every year.
So, the independent testing you get under a gas-elec electrical safety inspection is more important than you might think. At best, an electrical fault is an irritation: at worst, it can turn into a fire or cause an electrical shock, causing damage, injury or even death.
Electrical Equipment Safety Inspection for homeowners
Up to six electrical appliances are tested under gas-elec’s electrical safety inspection. In addition, gas-elec will:
- visually inspect six electrical appliances
- carry out a polarity and earth fault loop test on some random sockets.
- establish if the correct protective bonding conductors are present
- test the RCD
- assess the condition of the consumer unit
Electrical Equipment Safety Inspection for landlords
As you will know, annual gas safety checks are mandatory for rented properties. Although this is not prescribed for electrical testing, landlords are responsible for their tenants’ electrical safety. Providing unsafe appliances and wiring are offences punishable by law. And if either is found in a rented property, the Trading Standards Institute will check that the landlord took all reasonable precautions to ensure the contrary.
Landlords and agents - stay on the right side of the law
To stay on the right side of the law – and your conscience – you should carry out an annual electrical safety inspection on all your properties. The Electrical Safety Council said recently that private tenants are at greater risk of suffering electrical accidents than the population at large.
Electrical Equipment Safety Certificate
Once the electrical testing is complete, gas-elec will issue you with an electrical safety certificate to confirm the work has been carried out in accordance with BS 7671, the national safety standard for electrical installations.
And if any of your electrical appliances are faulty, you will get a report outlining what is required to make them safe.

Gas and Electrical Safety Inspection
We think of this dual inspection as a property’s MOT.
On the gas side, we will inspect and test the installation and up to three of your gas appliances.

In addition, our E2 electrical test includes a visual and functional check of the consumer unit (fuse box) and a polarity and earth fault loop test on some random sockets.
