10 Things You Should Know About Your New Home

Heating

1. The boiler makes a lot of noise: what should I do?

If the boiler is making a lot of noise it is very likely that it is not producing heat as efficiently as it should. Arguably worse than that, it may be coming to the end of its life, meaning that it could stop working at any time. Would you really want this to happen in the middle of a cold spell?

To ensure that your heating system continues to function correctly, the best thing to do is to organise a visit from a gas-elec engineer.

2. The Energy Performance Certificate (EPC) that came with the house shows a poor rating: what should I do?

A poor EPC rating means that the property is not as energy efficient as it should be. The reasons could be anything from poor insulation to a poor heating system. As a result, higher emissions of carbon dioxide (CO2) will be emitted from your home.

If the problem is to do with your heating system, it could mean that it is costing you more to keep your home warm and comfortable.

The best thing to do here is to take action and arrange for a gas-elec engineer to carry out an inspection on your heating system.

3. The house takes a long time to heat up: what is causing this?

The cause of this problem could be a one or more of the following things:

  • Poor insulation
  • There may be a problem with your heating system or it may need upgrading
  • The system may need overhauling or servicing
  • The system may require flushing out
  • Ther boiler may not be efficient as newer models

To determine the cause, please arrange for a gas-elec engineer to visit the property today.

4. Not all of my radiators are getting hot: why is this?

This is a common problem and could be as a result of:

  • Air in the system
  • The radiator may need bleeding
  • There could be a blockage in the heating system
  • There could be a faulty circulating pump

Call gas-elec today to arrange for an engineer to visit your home to determine what the cause may be.

Electrics

5. What problems could be caused by poor electrics?

Poor electrics are the cause of almost 8,000 accidental fires in the home each year. In addition to this there are many instances where you can get an electric shock. The results of this can range from mildly uncomfortable to fatal.

The causes of these incidents are also very varied. To establish if your electrical installation is safe, you should have it thoroughly inspected and tested by a gas-elec engineer.

6. I have an old fuse board: what should I do?

Although an old fuse board is not in itself a problem, its presence is often a good indication that there are other problems with the electrical installation. For instance, the switchgear may not be manufactured to a sufficient standard to allow for some of the electrical characteristics in your home.

The only real way to establish if your consumer unit, or any other part of your electrical installation, is safe is to have a periodic electrical inspection carried out by a gas-elec engineer.

7. There are only three sockets in the kitchen: is that enough?

No. In most modern kitchens you will use a vast array of electrical equipment. If there are not enough socket outlets it will mean that you will need to use adapters or extension leads. This will not only place an unacceptable electrical load on each socket outlet, but it could also prove to be a trip hazard with extension leads trailing throughout the kitchen.

Also, are there enough socket outlets in other rooms for the equipment that you will be using there? To rectify this situation you should get a gas-elec engineer to carry out an inspection on the property with a view to improving your installation to a safe and correct standard.

8. I have seen the lights flickering: what does this mean?

This is a really bad sign. It is quite likely that there are serious faults developing with your electrical system. You will need to establish if the installation needs to be totally renewed or if you only need to do some light electrical repairs.

The only way to establish this is to have your electrical installation inspected and tested by a gas-elec engineer. He will also be able to arrange to carry out any necessary repairs to make the electrical installation safe and efficient.

Gas

9. How can I make sure that my family is safe in this house?

By having annual safety check and/or service on all gas appliances.

On some gas appliances, if they are not serviced regularly, they could produce carbon monoxide (CO), which causes a number of deaths each year. CO emissions are the result of incomplete combustion of gas or other fuels in your heating system.

It is recommended that a gas check is carried out. To ensure you live in a safe environment, call to have a gas-elec engineer visit your property to carry out a gas safety inspection and service on all your gas appliances.

10. I think my gas bills are excessively high, what can I do to reduce the costs?

This could be as a result of:

  • A problem with the gas meter, in which case you need to contact gas supplier
  • Inefficiency in the heating system, which means that you must have the gas appliances checked to see if they are burning the right amount of gas
  • If you have recently moved, your new home may not be as well insulated as your previous property.
